The core principle of Open Space Management is providing maximum natural open spaces, hence, Songbirds will be built covering about 30% of the plot. And leave 70% open to nature. Limited concrete structures to balance heat radiation and help rainwater percolation to keep groundwater reserves & the overall ground level cooler.

Songbirds shows a diverse topography and terrain, and lies at the base of the Western Ghats Surrounded by Bhugaon Hills, the 4,000 acre NDA forest, the adjoining

Four Seasons Farm House property and the Ram Nadi across its Northern border, Songbirds is secure from having any dense concrete development in its vicinity.

The land has a low to a moderate slope and has a expected rainfall of around 150 cms every year. The average temperature 8 months a year in Bhugaon is of 25-30 degrees.

In order to give back to nature as much as the space the residential structures will occupy at Songbirds, around 4000 trees will be planted in the complex to sustain and grow the nature quotient in the years to come.

Songbirds has around 750 metres of riparian zone consisting mainly of old grown trees like mango, tamarind, etc along the Ramanadi river bank. Thus, due to availability of water (of the river stream) as well as better canopy proving good shelters for the birds, the diversity of birds observed in this patch was maximum as compared to other regions on this land.

The diversity of birds also indicates availability of their food i.e. insects, nectar, sag etc. in the area as a natural world. There are over 33 kinds of trees, 43 kinds of herbs and 5 kinds of climbers in the complex.

All structures are being built around the very old trees that stand witness to over a 100 years of civilization and more.

The Baya Weaver (Ploceus philippinus) is a weaverbird found across South and Southeast Asia. Baya Weavers are social and gregarious birds. They forage in flocks for seeds, both on the plants and on the ground.

Their calls are a continuous chit-chit-... sometimes ending in a wheezy cheee-eee-ee that is produced by males in a chorus.

They are occasionally known to descend to the ground and indulge in dust bathing.

This kingfisher widely distributed in Eurasia from Bulgaria Turkey, east through South Asia to the Philippines. It is a resident over much of its range, although some populations may make short distance movements.

Spotted around on the Songbirds layout are several small water bodies like ponds, wetlands, pools and birdbaths. These act as microclimates and respite areas for birds and other fauna They also look aesthetic and act as carbon dioxide sinks. Soil from excavation on site has been reused for landscaping and plantation to support native flora.

Well-placed natural structures like stone pries, wooden logs, ponds, and grasslands help increase bio-diversity of birds, butterflies, reptiles and more. Fish plates placed in the river stream help the conservation and flow of fish all the way to the lakes.

The groves of trees act as Carbon Dioxide sinks, keeping the air fresher and fuller with oxygen. The greenery helps keep the temperature lower. There are 400 trees surviving on this land and they'll become 4000 trees.

Who is an NRI?

An Indian citizen who stays abroad for employment/carrying on business or vocation outside India or stays abroad under circumstances indicating an intention for an uncertain duration of stay abroad is a non-resident. (Persons posted in U.N. organisations and officials deputed abroad by Central/State Governments and Public Sector undertakings on temporary assignments are also treated as non-temporary assignments are also treated as non-residents). Non-resident foreign citizens of Indian origin are treated on par with non- resident Indian citizens (NRIs).

Who is a PIO?

A person of Indian origin means an individual (not being a citizen of Pakistan or Bangladesh or Sri Lanka or Afghanistan or China or Iran or Nepal or Bhutan) who:

  • held an Indian Passport at any time, or
  • who or whose father or paternal grandfather was a citizen of India by virtue of the Constitution of India or the Citizenship Act, 1955

Who can purchase immovable property in India?

Under the general permission available, the following categories can freely purchase immovable property in India:

  • Non-Resident Indian (NRI) - that is a citizen of India resident outside India
  • Person of Indian Origin (PIO) - that is an individual (not being a citizen of Pakistan or Bangladesh or Sri Lanka or Afghanistan or China or Iran or Nepal or Bhutan), who
  • at any time, held Indian passport, or
  • who or either of whose father or grandfather was a citizen of India by virtue of the Constitution of India or the Citizenship Act, 1955 (57 of 1955).

The general permission, however, covers only purchase of residential and commercial property.

Can NRIs sell properties they hold in India without RBI permission?

Yes

Can NRIs acquire or dispose residential property by way of gift?

Yes, the Reserve Bank has granted general permission to NRIs to acquire or dispose of NRI India Properties by way of gift from or to a relative who may be an Indian citizen or a person of Indian origin (PIO) whether resident in India or not.

Can NRIs acquire commercial properties in India?

Yes, under the general permission granted by the Reserve Bank, property other than agricultural land/farm house/plantation property can be acquired by NRIs provided the purchase consideration is met either out of inward remittances in foreign exchange through normal banking channels or out of funds from the purchaser's NRE/FCNR accounts maintained with banks in India and a declaration is submitted to the Central Office of Reserve Bank in form IPI 7 within a period of 90 days from the date of purchase of the property/final payment of purchase consideration.

Can NRIs obtain loans for acquisition of a house/flat for residential purpose from financial institutions providing housing finance?

The Reserve Bank has granted some general permission to certain financial institutions providing housing finance e.g. HDFC, LIC Housing Finance Ltd., etc, and authorized dealers to grant housing loans to NRI nationals for acquisition of a NRI house/flat for self-occupation subject to certain conditions. Criteria regarding the purpose of the loan, margin money and the quantum of loan will be at par with those applicable to resident Indians. Repayment of the loan should be made within a period not exceeding 15 years, out of inward remittance through banking channels or out of funds held in the investors' NRE/FCNR/NRO accounts
